Demand for new homes in the region is estimated at around 14,000 a year through mid-2029. At the same time, median lot sizes have decreased 62sqm since 2015 and the price per square metre has doubled (HIA data). To address this shortage, home demolitions continue to rise, with 77,279 dwellings approved for demolition in NSW between June 2019 and June 2025 (ABS data).
