Guiding you every step of the way
Building a new home is a significant undertaking, but it doesn't need to be overwhelming.
Our process has been refined over decades to ensure it’s clear, manageable, and fully supported at every stage. We provide the steady, expert guidance required to take your project from first concept to final key handover – and beyond.
Understand the journey
Defining the vision
The journey starts with a straight-forward design appointment with one of our qualified Building & Design Consultants. Whether you’re starting with a blank page, or have plans already prepared, or you want to explore our Ready-to-Build Collection of designs, we focus on understanding your vision, your personal tastes, unique requirements and budget.
We’ll walk you through our premium inclusions and opportunities for upgrades, and we’ll discuss the necessary information we need to assess your property. This allows us to transition quickly to a structured, detailed process where all costs and selections are meticulously documented. This upfront planning is key – it removes complexity and guarantees your vision is realised with the craftsmanship and attention to detail we’re known for.
Eliminating guesswork
With your vision defined, our specialist team takes over. We conduct a detailed series of explorative activities, including a site inspection, contour survey and engineering reports.
We do this work upfront so your final Tender Document is accurate, comprehensive and free of surprises. This document details all site costs, energy and water efficiency requirements (BASIX), and everything else associated with and included within your build.
Committing with confidence
With due diligence complete, we’ll present you with the concept designs and a comprehensive cost estimate for review. This is where we ensure the design and the budget align perfectly with your expectations. Once approved, we lock in that preliminary cost for 270 days. This commitment gives you the certainty and clarity you need to move forward with confidence.
Personalising your home
At this stage, we finalise the detailed drawings and secure all required approvals to commence construction and you will be introduced to a dedicated Customer Experience Specialist, who will be your primary point of contact through the remainder of your build journey.
At this important step, you’ll also be invited to attend an appointment with our professional Interior Designer in our Design Showroom – Studio ZAC. This is where you’ll be guided to make all your fittings, fixtures, and colour selections in a non-pressured environment.
With the selections and final plans confirmed, you’ll then sign the formal contract documentation, which enables us to move forward with construction.
Note: For Knockdown Rebuild projects, we manage the safe demolition of your existing home and prepare the site for construction as part of this stage of your journey.
Quality in every stage
It’s exciting to see activities on site as your new home takes shape. Our construction process moves through key stages — Slab, Frame, Brickwork, Roof construction, Lining, Fix out and Completion.
Through each phase, we maintain rigorous quality checks.
You’ll receive regular updates from your Site Manager throughout and will be invited to visit the site at crucial milestones to see the progress yourself, giving you confidence in the home being built.
For added peace of mind, an independent assessment by Tyrrells Building Advisory is included as part of the final inspection, prior to handing over the home.
Our construction principles are underpinned by the ZAC 360° Quality Promise.
The final walk-through
Once your home has passed our final, comprehensive Quality Control inspection, you’ll receive the Notice of Completion and we’ll present the keys to your new home. We’ll also walk you through the home, explaining how everything works, detailing the warranties in place to protect you, and ensuring you understand how to maintain your home and preserve its long-term value.
Standing by our work
Our care and attention doesn’t stop when we hand you the keys.
Any necessary remedial work identified during the final inspection is documented and scheduled promptly.
We understand that a home can take 12 months to fully settle as it sees through four seasons. For this reason, we schedule a follow-up inspection at 12 months post handover. This is a chance for our Services & Warranties Specialist to identify any defects not evident at handover, and make arrangements for these to be remedied.
You also have the peace of mind of our Lifetime Structural Guarantee.
Every ZAC home is personal. We listen first, design thoughtfully and build with care so the home feels right long after move-in day. David Principessa, Managing Director
Custom Build
Yes. In fact, this is one of our specialties.
Sloping sites, narrow frontages, complex access, reactive soil conditions or challenging overlays require experience and considered planning. Rather than avoiding complexity, we assess it early and manage it methodically.
Our team conducts thorough site analysis upfront – including contours, soil classification, access constraints and service connections – so risks are identified before construction begins.
Difficult blocks often produce the most interesting homes. With the right planning and structural expertise, they can deliver exceptional outcomes – and we're experienced in navigating that complexity.
We build across Sydney and surrounding regions, focusing on locations where design quality, craftsmanship, and thoughtful planning add genuine value.
You can check our Build Map to see if we’re currently building in your area or call our team to check your particular address. We constantly reassess our build zones, so if you’re unsure whether your site falls within our build area, we’re happy to discuss your location and advise early.
No. You can speak with us at any stage - whether you already own land, are considering a purchase, or are still exploring options.
In fact, engaging early can be valuable. We can help assess site potential, constraints, and opportunities before you commit, ensuring your future home is designed with clarity and confidence from the outset.
Yes. We coordinate the design documentation, approvals process, and any required consultants as part of the journey.
Our role is to simplify what can otherwise feel complex, keeping you informed while managing the technical details behind the scenes.
The investment required to build a home with ZAC varies depending on your site conditions, design approach, level of customisation and the finishes you choose. Rather than quoting a headline figure, we focus on helping you understand what drives cost – and how those decisions connect back to how you want to live.
From the outset, we provide realistic guidance based on comparable projects, detailed site assessments, and transparent allowances. We break down where your budget is being allocated – structure, site works, selections, and specification – so you can see exactly how your home is coming together financially.
Importantly, we don’t just price a design. We work with you to shape a home that aligns with your lifestyle priorities and your investment comfort zone. That may mean refining scope, adjusting levels of finish, or reconfiguring elements to achieve better value without compromising the intent.
Our role is to remove uncertainty. By combining early clarity, structured cost planning and ongoing communication, we help you move forward with confidence – knowing your home has been thoughtfully designed and realistically budgeted from day one.
Yes. Pools can be incorporated into the design and construction process from the outset. In fact, planning for a pool early allows us to co-ordinate structural requirements, services, drainage and outdoor living integration more effectively.
We can manage the pool build directly or co-ordinate with a preferred pool contractor to ensure timelines, compliance and finishes are aligned.
When integrated properly, a pool becomes part of the overall design – not an afterthought.
Homes by ZAC is design-led, detail-focused, and life-first in approach.
We invest time upfront to understand how you live, how the site behaves, and how the home should feel - now and into the future. The result is a home that is considered, enduring, and genuinely personal.
What also sets ZAC apart is that the business is still owner-led and owner-involved. Our directors remain actively engaged in the company day to day – across design, documentation and construction oversight. That means decisions are not filtered through layers of management, and accountability is direct.
With more than 30 years of experience, we bring depth of knowledge to every stage of the process. We anticipate complexity, manage detail behind the scenes, and provide clear guidance when decisions matter.
You’re not working with a production system. You’re working with experienced professionals who are personally invested in the quality, execution and outcome of every home we build.
